Permits and Inspections

Building permits address the structural stability of buildings and the health and safety of its occupants and are regulated by the Alberta Building Code. Development permits deal with a development’s impact on surrounding properties and are regulated by the Town’s Land Use Bylaw. Most developments require both a development permit and a building permit. A building permit application will not be processed until such time as the development permit has been issued; however, both may be applied for at the same time.
Anyone can make an application, whether or not they own the property concerned, provided they have a letter of authorization from the current property owner.
A development permit application is required and must be accompanied by supporting plans and documentation and a recent title of the parcel. Refer to the Land Use Bylaw for details on specific land use districts and regulations.
A permit is required to construct a new building, alter an existing building, construct an accessory building, demolition of an existing building or change the use of a building or portion of a building. This applies to all districts of the community (residential, commercial, industrial, institutional, agricultural, etc.). A permit is also required for signs.
Residents must also obtain building permits for construction of:
- basement development;
- accessory dwellings (i.e.: garages, sheds, etc.);
- swimming pools, hot tubs and other water features; and
- home occupations.
Permits are issued by the planning and development office, located on the second floor at the Town office. Fax your completed application to 780.963.0935. An application fee is required for all permits.
Permit costs are broken down into development fees; permit permit; building, electrical, plumbing and gas permit fees; safety codes fees; and damage deposits (if required). Development Permits are considered as either "permitted" or "discretionary" uses as outlined in the Land Use Bylaw. To ensure that all electrical, gas, plumbing and building projects meet provincial regulatory requirements, all projects must undergo an inspection. The Town of Stony Plain employs certified, trained inspectors who ensure that all building projects meet the Alberta Building Code.
For building inspections, please call 780.963.8598. Be sure to have your building permit number and the address of the project when you book the inspection. Please note that the building inspector is typically available Monday through Thursday (subject to change on short, or without, notice). Please allow at least 48 hours' notice for inspections.
Electrical, Gas, Plumbing and Private Sewage Inspections
Please call Superior Safety Codes at 780.489.4777. Be sure to have your permit number ready. Please allow at least 48 hours' notice for inspections.
If your plan includes moving or demolishing a building, you must obtain a Moving-Demolition Permit (-145.27KB). If you are not the registered owner of the property or building, you must submit a Land-owner/Home-owner Consent Form
If you are selling or mortgaging a home, you may be requested by your lawyer or lending institution to provide a Compliance Report, or written confirmation from the Town of Stony Plain that the development on the property meets the regulations of the Town's Land Use Bylaw. Please provide one original copy of a current Real Property Report (RPR) when applying for a Compliance Report. The RPR is available from a certified Alberta Land Surveyor.
