NOTICE OF PUBLIC HEARING FOR – BYLAW 2618/LUO/19

Genesis on the Lakes Stages 4B and 4C Land Use Bylaw Amendment 

MONDAY, September 23, 2019 at 6:00 p.m.

at the Town of Stony Plain Council Chambers – 4905 – 51 Avenue

Town of Stony Plain Council will hold a public hearing for the purpose of hearing submissions regarding Bylaw 2618/LUO/19.

Purpose of Bylaw 2618/LUO/19 Genesis on the Lakes Stages 4B and 4C Land Use Bylaw Amendment

The Genesis on the Lakes Stages 4B and 4C Land Use Bylaw Amendment proposes to redistrict a portion of the Genesis on the Lakes neighbourhood, as well as make text amendments and add a figure to the Land Use Bylaw, to facilitate the development of a gated bare land condominium development containing detached and semi-detached dwellings.

Specifically, the Bylaw proposes to redistrict portions of Plan 132 3523 Block B Lot 2, Plan 152 2794 Block 4 Lot 105 and Plan 132 3523 Block 7 Lot 41MR on the Land Use District Map of the Land Use Bylaw 2576/LUO/17 of the Town of Stony Plain:

The Bylaw also adds a restriction to the area being redistricted as R6 – Comprehensively Planned Residential District to ensure row house and multi-unit dwellings (like apartments) will not be allowed. The Bylaw adds new setback regulations for bare land condominium developments to the R6 – Comprehensively Planned Residential District to provide regulations to accommodate this type of development.

Hearing Procedure

This is a formal public hearing and Council will hear verbal presentations from those who wish to speak to the proposed Bylaw 2618/LUO/19. Written submissions received at the Town Office or by email prior to 4:00pm on Monday, September 16, 2019 will be discussed at the Public Hearing before verbal presentations will be received.

This Bylaw may be inspected in the Planning and Infrastructure Office at 4905 – 51 Ave between the hours of 8:30 a.m. and 4:30 p.m., Monday to Friday and can be viewed on the Town’s website at www.stonyplain.com. Email any questions or comments to planning@stonyplain.com.
