Commercial, Industrial, and Multi-Unit Residential Infill Incentives 

Infill is an opportunity to further intensify development and optimize use of existing infrastructure through coordinated public initiatives to stimulate private investment. Through Stony Plain's Infill Incentive Program, eligible properties could receive: 

  • Expedited consulting and processing time 
  • Rebate of development permit fee
  • Adjustments to parking requirements
  • Variance to the setback requirements
  • Alteration of servicing requirements

How to participate 

If you're not actively working with our Economic Development Team and are interested in receiving an Infill Incentive, please contact us immediately.

Participation must be confirmed before the project commences and is not retroactive.

Security Payment Incentives 

To encourage growth and responsible development, Stony Plain offers developers the opportunity to receive reduced security payments based on track-record.

Developer category criteria 

CategoryDetermining Criteria
A
  • Two or more Stony Plain Development Agreements completed (or substantially completed) in the last five years; and
  • No major or minor breaches in the past two years.
B
  • One or more Stony Plain Development Agreements completed (or substantially completed), or positive references from other Alberta for at least two Development Agreements complete (or substantially completed) in the last five years; and
  • No major and no more than two minor breaches in the past two years.
C
  • No Stony Plain Development Agreements completed (or substantially completed) in the last five-years, or less than three other Development Agreements completed (or substantially completed) in the last five years; or
  • No major and more than two minor breaches in the past two years.
D
  • One or more resolved major breaches in the last two years; or
  • One or more unresolved major breaches.

Holdback for Certified Local Improvements 

Includes all non-landscaping Local Improvements that are covered by an issued executed Construction Completion Certificate, excluding any Local Improvements considered as outstanding deficiencies.

Holdback for Uncertified Local Improvements and Landscaping

Includes all landscaping Local Improvements and any non-landscaping Local Improvements not covered by an issued executed Construction Completion Certificate or considered as outstanding deficiencies.

Percentage of Construction Costs prior to Subdivision Endorsement without underground and surface CCCs

Only applies to Local Improvements not covered by an issued executed Construction Completion Certificate or considered as outstanding deficiencies.

Minimum Security payments will not be less than

  • $150,000 when related to a major Development Agreement
  • $50,000 when related to a minor Development Agreement involving water, sanitary or both types of Local Improvements
  • $20,000 when related to a minor Development Agreement not involving either water, sanitary or both types of Local Improvements
