Stony Plain has approved the following three broad incentive categories which may be considered on a case-by-case basis for approval once an application is received from the property owner(s), or an approved representative. 

1. Direct Financial Incentives:

Development Application Fee Rebate

  • Reimbursement of all or a portion of applicable application fees

2. Indirect Financial Incentives

Modified Development Charge Payment Conditions

  • Changes to development charges 

Reduced Security Requirement

  • Reduction in the amount of funds required to be held for development security for a project

3. Non-Financial Incentives

Expedited Application Processing

  • Land development applications are prioritized during their review to reduce processing time 

Flexible Land Development Regulations

  • Support for selected Land Use Bylaw and other development requirements to be varied

How to participate 

If you're not actively working with our Economic Development Team and are interested in receiving an incentive, please contact us immediately.

Participation must be confirmed before the project commences and is not retroactive.

To encourage growth and responsible development, Stony Plain considers eligibility of Development Incentives  which fall within the below map and meet the Town's strategic priorities which include:

Business development which apply to:

  • Select Highway Development Corridors and Business Sectors

Infill developments within the Old Town Community Plan boundary which apply to:

  • Brownfield sites - previously developed land which may be contaminated
  • Site Intensification - redevelopment of land involving the addition of four or more dwellings, or a multi-storey mixed-use building or a multi-storey non-residential building.

No work must be performed until approved by the Town. Work that has commenced prior to approval is not eligible for policy incentives.

A signed agreement between the Town and the property owner(s), or approved representative, will outline the approved incentives, the deliverables for the property, and the timeframe and conditions for payment.

The Chief Administrative Officer is authorized to sign agreements pursuant to this policy with an applicant property owner(s) or approved representative.
