The Town of Stony Plain has been selected as a recipient of the Government of Canada’s Housing Accelerator Fund (HAF), managed and distributed through the Canadian Mortgage and Housing Corporation (CMHC). The Town is receiving a $5 million grant from HAF, with funding released in 25% allotments per year. This is a once-in-a-lifetime opportunity for our community.
This significant funding will catalyze the Town of Stony Plain’s vision for the future, accelerating key initiatives outlined in our 2024-2026 Corporate Plan, Housing Strategy, and Uniquely Stony Plain Municipal Development Plan to promote and streamline residential development.
Key Initiatives |
The implementation of seven key initiatives funded by HAF will enable us to build more diverse and affordable housing options for current and future residents, resulting in a more resilient and inclusive Stony Plain.
E-Permitting |
The funding will provide the Town with the resources to purchase and implement an e-permitting system, allowing us to modernize and streamline the process for planning and developing new housing in Stony Plain.

Planning, Development, and Engineering Processes |
New internal processes related to planning, development, and engineering will be implemented to clarify and streamline key steps to reduce timelines for housing development.

Expanding the Infill Policy |
Updates to the current infill policy will promote infill development of missing and middle residential properties through incentives, creating a systemic change by supporting a variety of housing options for current and future residents.

Revising Parking Requirements |
After conducting a town-wide parking study, we will identify opportunities for reducing parking minimums for mixed-use developments, increasing efficiency and reducing costs for residential development in town.

Affordable Housing Legal Templates |
To alleviate challenges between affordable housing providers and developers, the Town is developing templates for legal agreements to simplify negotiations, facilitating the creation of more affordable housing in Stony Plain.

Land Use Bylaw Update |
A targeted review of our Land Use Bylaw will be conducted to identify opportunities for encouraging secondary suite housing units, such as garage suites or basement suites, by reducing regulatory barriers for residents who want to develop this type of housing.

Mixed-Use Redevelopment of Town-Owned Land |
To promote the development of mixed-use developments, we are working to develop a program that will identify surplus Town-owned land suitable for mixed-use development, making it ready to build additional housing.
